What is EIFS
Exterior Insulation Finish Systems (EIFS) or commonly known as Dryvit or Synthetic Stucco is an exterior cladding used on residential and commercial/industrial properties in the US since the 1960’s. These systems have superior energy efficiency and endless design flexibility.
There are basically two types of EIFS Systems. The new Drainage Systems or Water Managed Systems available since 1996 and the older Barrier EIFS Systems. These are both good systems as long as they are installed correctly and maintained properly.
Unfortunately that doesn’t always happen and can result in damage to the substrate behind the EIFS and mold and mildew issues.
Whether it’s a home or real estate investment, property can be one of the most important transactions you will be involved in. Make sure you protect your investment with an EIFS inspection.
Third Party Inspection
My role as a Third Party Inspector is to ensure that the material and application details used are per the contract documents or agreed upon prior to the installation.
Many times local building codes or construction documents require third party inspections.
Third Party Inspections are good for realtors, relocation companies, potential buyers, developers, condo associations, property managers, appraisers, insurance companies and law firms.
A written and photographic report documenting the application and/or repair of the EIFS or Stucco system. The inspections can be random or scheduled depending on the projects needs. Protect your investment with a Third Party Inspector.
